How often should commercial floors be stripped and waxed?
VCT (vinyl composition tile) typically needs full strip-and-wax once every 12 to 18 months, with scrub-and-recoat every 3 to 6 months between strips. High-traffic areas need it more frequently. We schedule it on a calendar so you never have to think about it.
How long does commercial VCT strip-and-wax take?
For a typical 5,000 to 10,000 square foot office, strip-and-wax runs one to two overnight shifts. Larger facilities are broken into zones and done over multiple nights so the building stays open.
Can floor care happen during business hours?
Most strip-and-wax happens overnight or on weekends so the building can stay open. Scrub-and-recoat is faster and can sometimes be done during business hours in lower-traffic areas.
How much does commercial floor care cost?
Floor care is project-priced based on square footage, floor type, condition, and access. Typical commercial VCT strip-and-wax runs $0.25 to $0.50 per square foot. We provide a written project quote after a free walkthrough.
What is the difference between strip-and-wax and scrub-and-recoat?
Strip-and-wax is the full reset: chemical strip down to the substrate, then multi-coat wax application and burnishing. Scrub-and-recoat is the maintenance pass between strips: scrub off the top layer, apply one or two fresh coats. Strip-and-wax annually, scrub-and-recoat quarterly is a common cadence.

Why floor care matters more than most building owners realize
Tracked-in dirt is the fastest way to ruin commercial flooring prematurely. A VCT floor that should last 15 years can be visibly degraded in 5 if it is not on a regular strip-and-wax schedule. How we schedule floor care
Most commercial floor care is scheduled around your building’s lowest-traffic windows, weekends, holidays, after-hours. Strip-and-wax requires the floor to be empty for 8 to 12 hours total during the cure window, so we plan around that.
Smaller projects (single-room burnishing) can happen during a normal nightly cleaning shift.
