Fraser Commercial Services has been running project schedules for hundreds of facilities across Connecticut, Rhode Island, and southern Massachusetts since 1987.

Carpet shampooing

Hot-water extraction and low-moisture encapsulation cleaning for office carpets, lobbies, conference rooms, and corridors. Recommended cadence: 2–3× per year for typical commercial spaces, more for high-traffic banking lobbies and entrances. We schedule overnight or weekend so your team walks into a fresh space Monday morning.

Floor stripping & waxing (VCT and hard floors)

Full strip, neutralize, and apply 3–5 coats of commercial-grade floor finish for VCT, vinyl tile, and most hard surfaces. Restores the deep gloss that walk-off mats and daily mopping can’t maintain. Recommended cadence: 2–3× per year. We coordinate with your security and facilities team for after-hours access and ventilation.

Window cleaning (interior and exterior)

Interior glass cleaning at any frequency you need; exterior at ground level for storefronts, branch entrances, and lobby glass. Most clients schedule 2–4× per year depending on traffic, weather exposure, and visibility from the street. Branches on busy roads benefit from quarterly exterior cleaning.

Pressure washing

Sidewalks, drive-through aprons, building entrances, and exterior brick. Removes salt, road grime, gum, and the seasonal buildup that makes a clean lobby look bad before customers even walk in. Spring and fall are the most common scheduling windows.

Vent cleaning and high dusting (above 8 ft)

HVAC return vents, ceiling-mounted diffusers, light fixtures, and the high surfaces that nightly cleaning never reaches. Recommended cadence: 2–3× per year. Especially important for medical offices, manufacturing facilities, and any space with HVAC-driven dust accumulation.

Glass partition cleaning

Internal glass walls, conference room partitions, and full-height glass dividers. Scheduled quarterly for offices with significant interior glass. Removes fingerprints, smudges, and the dusty haze that makes glass look dull from across the room.

Other specialty work

How project work is scheduled

For every multi-branch or recurring client, Fraser Commercial lays out a full year’s project schedule in advance. You see exactly which add-on services run at which sites in which months — no surprise invoices, no “we forgot to do the windows in spring” conversations. Single-location clients get the same calendar approach scaled to their site.

Bundled with nightly janitorial vs. standalone

Project services are quoted separately from your recurring monthly nightly cleaning contract. We don’t bury add-on costs inside the janitorial rate. That keeps your accounting clean and gives you the option to dial project frequency up or down without renegotiating the core contract.

That said, bundled customers get scheduling priority. If you already have a Fraser nightly contract, your project work goes onto our master schedule first and we work around your hours. Standalone project bookings are accepted when our project crew has capacity.

Can I bundle project services with my nightly janitorial contract?

Yes — most multi-branch and large-account customers do. Bundled customers get scheduling priority and a unified annual project calendar.

Do you offer one-off projects, or only recurring schedules?

Both. We’ll run a single carpet shampoo or floor wax for a non-contract building if our project crew has capacity, and we’re happy to scope a quote.

How far in advance do I need to schedule?

Recurring clients are slotted into the master schedule a year out. For one-off bookings, give us 2–3 weeks of lead time during normal periods, more during peak (spring and fall scheduling crunches).

Do you handle exterior windows on multi-story buildings?

Ground-level exterior glass and storefront windows: yes. Anything that requires a lift or rope access: we partner with a licensed specialist. We’ll coordinate the whole project.

What’s included in floor stripping & waxing?

Full chemical strip of old finish, neutralizing rinse, and 3–5 coats of commercial-grade floor finish (we use durable, low-VOC products by default). Furniture is moved and replaced. Areas are returned to use as soon as the finish has cured.

How do you handle scheduling around bank, healthcare, and government access protocols?

The same way we handle nightly access — vetted, bonded, background-checked staff working to your facility’s exact key, fob, and alarm protocols. Project crews are held to the same standard as our regular cleaning teams.
