Common questions about commercial carpet cleaning
Quick answers to the questions buyers ask before scheduling a walkthrough. For anything not covered here, call (860) 373-2525 or request a quote.
How often should commercial carpets be professionally cleaned?
Most commercial offices benefit from quarterly hot-water extraction, with monthly bonnet cleaning of high-traffic lanes. Heavy-traffic facilities (medical waiting rooms, schools, restaurants) need it more often.
What is the difference between hot-water extraction and low-moisture cleaning?
Hot-water extraction (steam cleaning) is a deep clean that removes embedded soil and allergens. Low-moisture cleaning is a faster surface refresh for occupied spaces that need to dry quickly. We choose based on what your space and schedule need.
How long does commercial carpet take to dry after cleaning?
Hot-water extraction: 4 to 12 hours depending on humidity and airflow. Low-moisture cleaning: 1 to 2 hours. We schedule extraction for evenings and weekends so the carpet is dry before business hours.
Do you handle stain treatment and spot cleaning?
Yes. Coffee, ink, food, biological, and post-incident cleanup are part of the standard scope. We pre-treat heavily soiled areas before the main cleaning pass.
Commercial Carpet Cleaning and Extraction
Commercial carpet is one of the highest-wear surfaces in any office building, and one of the easiest to maintain if you do it right, or ruin if you do not. Fraser Commercial Services provides commercial carpet cleaning and hot-water extraction across Connecticut and Rhode Island for office buildings, medical facilities, retail, and multi-tenant commercial properties.
What our carpet cleaning service includes
Hot-water extraction (also called “steam cleaning”) for deep cleaning, typically scheduled annually or semi-annually for high-traffic carpet. Spot cleaning and stain removal as part of nightly or weekly maintenance scope. Encapsulation cleaning for high-traffic interim maintenance between deep extractions. Scotchgard / fabric protection application after cleaning. Pre-treatment of high-traffic lanes before extraction.
Why most carpet cleaning programs fail
Three reasons carpet programs go wrong: not enough frequency (waiting until carpet looks bad means you have already lost it), wrong method (relying on bonnet cleaning when extraction is needed), and skipping the high-traffic-lane pre-treatment that takes 15 extra minutes and dramatically improves results.
We document a maintenance schedule per account and stick to it. Nightly spot cleaning + interim encapsulation + annual extraction is the standard for most commercial carpet to last its full expected life.
How we price carpet cleaning
Commercial carpet extraction in our service area runs roughly $0.18 to 0.35 per square foot for one-time cleanings, with discounts for ongoing annual programs and larger square footage. We provide line-itemed quotes that include any furniture-moving, pre-treatment, and protection treatments.
Most clients combine carpet extraction with the rest of their cleaning scope so it shows up as a single annual line item rather than a separate vendor.
