A standard Fraser Commercial nightly program covers desk and workstation cleaning, conference room reset, lobby and common-area maintenance, restrooms with hospital-grade disinfection and supply restocking, kitchen and break-room cleaning, trash and recycling, and vacuum and floor care across all carpeted and hard-surface areas.
How do you handle after-hours building access?
We work to your facility’s exact protocols. Keys, fobs, alarm codes, dual-control rules where required. Each site has documented access procedures held by a named supervisor. We do not duplicate or share access credentials.
Are your cleaners background-checked?
Yes. Every cleaner assigned to any account is background-checked before they receive a key, fob, or alarm code. This is the default for all our work, not a paid add-on.
What is the difference between janitorial and day porter service?
Janitorial happens overnight or after-hours on a recurring schedule. Day porter is a uniformed Fraser Commercial team member on-site during business hours handling restrooms, common areas, and spill response in real time. Many clients run both as an integrated program.
How quickly can you start a new janitorial account?
We typically begin new accounts within two to three weeks of contract signing. The flow is: free walkthrough, written quote within two business days, contract review, account setup, first night of service.
Do you offer month-to-month or annual contracts?
Both. Some clients prefer the predictability of an annual agreement, others prefer month-to-month flexibility. Contract length never affects service quality.

Nightly janitorial is priced as a recurring monthly rate based on three factors: square footage, cleaning frequency (5 nights vs 6, with or without day porter coverage), and scope (basic restrooms-and-trash vs full deep-clean rotation). Multi-branch and multi-site networks get a unified rate card so you’re not negotiating each location separately.
Account sizes range from small single-tenant offices in the $500,$2K/month range up to large multi-branch contracts in the $10K+/month range. There is no facility too small or too large within our service area.
