Since 1987 — 39 years of veteran-owned, family-run commercial cleaning across Connecticut. Founded by Scott Fraser, day-to-day operations now run by Alex Fraser and partner Connor Smith.

Yes — most of our financial-institution work is multi-branch. We operate over 100 bank and credit union branches on standardized scope-of-work and unified billing.
Compliance & staff
Are your cleaners background-checked?
Yes — every cleaner assigned to a regulated site (bank, credit union, healthcare, government) is background-checked before they receive a key or fob. This is the default for all such work, not a paid add-on.
Are you bonded and insured?
Yes. Fraser Commercial carries general liability insurance and our crews are bonded. Certificates of insurance are provided on request and named insured can be added for any branch network.
How do you handle after-hours access?
We work to your facility’s exact protocols — keys, fobs, alarm codes, dual-control rules where required. Each site has documented access procedures held by a named supervisor. We do not duplicate or share access credentials.
What happens if a cleaner does not show up?
Backup coverage is built into the schedule. If something goes wrong overnight, our supervisor or projects lead is on-call and your building gets covered before morning.

What is included in nightly janitorial?
Restroom cleaning and restocking, vacuuming and floor care, trash and recycling removal, surface disinfection, kitchen and breakroom cleaning, and general tidying. Customized per facility.

How often do project services run?
Typical cadence per location per year: window cleaning 2–4×, carpet shampooing 2–3×, floor strip & wax 2–3×, glass partition cleaning 2–3×, vent cleaning 2–3×, pressure washing 1–2×.
Can I add a day porter to my nightly contract?
Yes. Day porter coverage is a popular add-on for high-traffic offices, bank flagship branches, and corporate campuses. Scheduled daily, weekly, or part-week.
Pricing & contracts
How does pricing work?
Nightly janitorial is billed as a recurring monthly rate based on cleaning time, frequency, and scope. Project services are quoted and invoiced separately so you only pay for project work when authorized.
Do you offer month-to-month or only annual contracts?
Both. Some clients prefer the predictability of an annual agreement; others prefer month-to-month flexibility. Contract length never affects service quality.
What account sizes do you work with?
Small single-tenant offices in the $500–$2K/month range up to large multi-branch contracts at $10K+/month. No facility too small or too large within our service area.

What does the onboarding process look like?
Free walkthrough → written proposal → key/fob/alarm code handover documented → first night under supervision → inspection cadence starts week one. Multi-branch onboarding follows the same path scaled to network size.
How fast can you start?
For most single-site contracts, 2–3 weeks from proposal acceptance. Multi-branch onboarding scales accordingly. Emergency turnover work can sometimes start sooner.
