If you have alarm codes, dual-control rules, or any kind of access protocol, the vendor needs to work to your standards — not the other way around. Ask how they document access procedures and how those procedures get handed off when staff turns over.

5. What is your backup coverage when a cleaner does not show up?

This will happen. Cleaners get sick, quit, or get pulled to a different site. A real commercial vendor has backup coverage built into their schedule. A bad vendor leaves your building dirty Monday morning.
