VCT (vinyl composition tile) typically needs full strip-and-wax once every 12 to 18 months, with scrub-and-recoat every 3 to 6 months between strips. High-traffic areas need it more frequently. We schedule it on a calendar so you never have to think about it.
For a typical 5,000 to 10,000 square foot office, strip-and-wax runs one to two overnight shifts. Larger facilities are broken into zones and done over multiple nights so the building stays open.
Most strip-and-wax happens overnight or on weekends so the building can stay open. Scrub-and-recoat is faster and can sometimes be done during business hours in lower-traffic areas.
Floor care is project-priced based on square footage, floor type, condition, and access. Typical commercial VCT strip-and-wax runs $0.25 to $0.50 per square foot. We provide a written project quote after a free walkthrough.
Strip-and-wax is the full reset: chemical strip down to the substrate, then multi-coat wax application and burnishing. Scrub-and-recoat is the maintenance pass between strips: scrub off the top layer, apply one or two fresh coats. Strip-and-wax annually, scrub-and-recoat quarterly is a common cadence.
