Office cleaning costs in Connecticut vary more than most facility managers expect, and square footage is only part of the equation. Here’s what actually drives the price on a commercial office cleaning contract, and how to think about it when comparing quotes.
Frequency drives the base price
Nightly cleaning costs more than cleaning three times a week, obviously — but the bigger factor is often how many separate spaces need attention each visit: individual offices, open floor plans, conference rooms, break rooms, and restrooms all add time.
Restroom count and break room use
Restrooms are consistently the most labor-intensive part of an office cleaning visit. A building with multiple restroom cores on every floor costs more to service than an open floor plan with a single shared restroom, even at the same square footage.
Carpet versus hard flooring
Carpeted offices need regular vacuuming built into the nightly rate, plus periodic extraction cleaning billed separately. Hard-surface floors need daily dust mopping and periodic stripping and waxing or buffing, which is typically quoted as an add-on rather than baked into the nightly price.
What’s usually quoted separately
Window cleaning, carpet extraction, floor stripping and waxing, and post-event cleanup are almost always priced apart from the base nightly contract. Be wary of a quote that seems unusually low — it may be excluding services you’ll need within the first few months.
