For most commercial buildings, the floor is the single most visible cleaning surface in the building, and it is also the place where commercial cleaning programs most often fall apart. A well-maintained vinyl composition tile (VCT) floor signals to tenants, clients, and visitors that the building is cared for. A dull, scuffed, yellowing floor signals the opposite, no matter how clean everything else is. What commercial floor stripping and waxing actually means

Floor stripping and waxing is the full reset for a VCT floor. We use a commercial-grade chemical stripper to remove every old layer of floor finish down to the bare substrate, neutralize and rinse the floor, then apply multiple fresh coats of commercial floor wax and burnish them to a uniform, high-gloss shine. The result is a floor that looks brand new and is protected against the daily wear of foot traffic, rolling carts, chairs, and tracked-in grit.

It helps to understand the difference between a full strip-and-wax and a scrub-and-recoat. A strip-and-wax is the complete floor refinishing process described above. A scrub-and-recoat is the lighter floor maintenance pass in between: we scrub off the worn top layer of finish and apply one or two fresh coats without stripping all the way down. A common, cost-effective cadence is to strip-and-wax annually and scrub-and-recoat quarterly, with high-traffic zones buffed and burnished more often to keep the gloss up between service visits.

Grout is its own problem. Because it is porous and sits slightly below the tile surface, grout traps dirt, spills, and bacteria and darkens long before the tile around it does, which makes an entire floor look dingy even right after mopping. Our commercial grout cleaning uses high-pressure hot-water extraction to deep clean tile and grout lines, and we can apply a grout sealer afterward to slow down future staining. Tracked-in dirt is the fastest way to ruin commercial flooring prematurely. A VCT floor that should last 15 years can be visibly degraded in 5 if it is not kept on a regular strip-and-wax schedule. Replacing flooring costs dramatically more than maintaining it, so a documented preventive floor maintenance program is one of the highest-return decisions a property manager or building owner can make.

There is a softer cost too. Degraded, dull, or dirty floors tell tenants and visitors that the building is not being maintained, and that perception hurts tenant retention more than most owners expect. How often should commercial floors be stripped and waxed?

VCT typically needs a full strip-and-wax once every 12 to 18 months, with a scrub-and-recoat every 3 to 6 months in between. High-traffic areas such as lobbies, corridors, entryways, and cafeterias need it more frequently, while lower-traffic spaces can stretch to every 18 to 24 months. Tile and grout, deep-cleaned floors, and hard surfaces follow their own schedules based on traffic and soil. We put the whole program on a calendar so you never have to think about it, and so the work happens before the floor starts to look tired rather than after.

Will floor stripping and waxing disrupt our business?

Almost never. The vast majority of commercial strip-and-wax work happens overnight, on weekends, or over holidays so your building can stay open. The floor needs to be empty for roughly 8 to 12 hours total during the cure window, and we plan the project around your lowest-traffic windows. Larger facilities are broken into zones and completed over multiple nights so no part of the building is ever fully out of service. Smaller jobs, like single-room burnishing, grout cleaning, or a targeted deep clean, can often be handled during a normal nightly cleaning shift.

Floor care is project-priced based on square footage, floor type, condition, and access. As a rough guide, commercial VCT strip-and-wax typically runs $0.25 to $0.50 per square foot.
